There is no single best seller-lead provider, because providers sell different things in different ways. Our first pick for investors who want to read an exclusive lead before buying it, choose leads one at a time and pay a listed grade price without a required membership is DrivenSellers. If you buy exclusive leads in volume and want a long claim window, look first at iSpeedToLead. If you want leads delivered automatically into a territory, Property Leads and MotivatedSellers are built for that, with different commitments.

Seller inquiries only, judged on six terms rather than a score

This list covers seller inquiries bought by US investors and wholesalers: owners who asked to be contacted about selling. Skip-traced lists, owner-record data and agent referral programs are out of scope.

We do not score providers or rank them on a single scale. A single score would have to decide, for you, whether automatic delivery matters more than a preview, or whether a long claim window matters more than a fixed price. Instead we assign each provider the buying preference it fits best, using the same six questions for each:

  1. Lead type. Is the lead exclusive, shared with a few buyers, or shared with many?
  2. Selection. Do you choose each lead, or does the system assign it?
  3. Price basis. Is the price listed, a “from” member price, or a bid?
  4. Commitment. Is there a required plan, a deposit or a budget you pay into?
  5. Exclusivity boundary. What exactly does the provider promise about other buyers?
  6. Claim window and remedy. How long do you have to report a bad lead, and do you get cash or credit?

Every term below is documented from the providers’ public pages, re-read on 16 October 2026. We did not open accounts or buy leads. “Not verified” means we could not confirm a term, not that a feature is missing.

Each row is the stated mode named under the provider. Selectable exclusive leads, member-priced exclusive leads and territory bids are different purchases, so do not read the pricing column as a cheapest-first ranking. Real Estate Bees is described below; it publishes no listed price, so its pricing cell would not be comparable.

1. DrivenSellers: our top pick for selective, listed-price buying

Best for: investors who want to inspect an exclusive lead’s details and pay a price they knew in advance, without paying for a plan.

DrivenSellers sells exclusive seller leads one at a time. Before purchase the card shows the grade, listed price, area, motivation, timeline, occupancy, repairs, listing status and equity; the seller name, phone and exact address unlock after purchase. Prices are listed by grade: $99 for C, $169 for B, $249 for A and $349 for A+. No membership is required to buy a lead; paid plans are optional, and A plan gives no per-lead discount; leads stay at their listed grade price, so a plan is prepaid wallet funding with earlier access rather than a cheaper lead.

Why it is first for this fit: of the providers we could recheck, iSpeedToLead also describes a browse-and-buy feed and says there is no required membership, so neither feature is unique. What DrivenSellers adds is the combination. Its ordinary price is the listed grade price, not a “from” price that drops only with a membership, and no deposit is required.

Trade-offs to weigh: 5 days from purchase to report an exclusive lead as not as described; an approved request credits the price back to the wallet, shorter than iSpeedToLead’s 21 days or Property Leads’ 7 calendar days. DrivenSellers publishes how its grades are scored, but the score uses the seller’s stated answers and has not been validated against outcomes, so a grade is not a measured likelihood. Inventory varies by market.

Our top pick for selective lead buying

Choose individual exclusive leads at a listed price.

DrivenSellers is our recommended starting point if you want to read an exclusive seller lead's card, choose it individually and pay a listed grade price, without a required membership.

  • Price before purchase: listed by grade, $99 (C) to $349 (A+), shown on the card.
  • No plan needed: optional plans credit their fee to your wallet; they do not discount leads.
  • One buyer per lead through DrivenSellers; the card shows motivation, timeline, occupancy, repairs and equity before you pay.

Limits: Inventory varies by market. Grades score the seller's stated answers; they do not guarantee a contract or closing and have not been validated against outcomes. You have 5 days to report a lead as not as described; approved requests are wallet credit, and some providers state longer windows.

2. iSpeedToLead: best for volume exclusive buyers who want a long claim window

Best for: buyers who purchase several exclusive leads a month, want automatic delivery options, and value a 21-day request window.

Exclusive leads from $199 for Coupon Club members ($199 a month or $999 a year), against a stated regular exclusive price of $399 (iSpeedToLead, checked 2026-10-16). For a buyer taking several exclusive leads a month, the membership can lower the total cost substantially; for a buyer taking one or two, the fee can cancel the saving. iSpeedToLead also sells Active (limited buyers) and Sale (up to 5 investors) tiers at lower member prices. Those are shared leads and belong in a separate comparison.

Buying modes include a browse-and-buy LeadFeed, AutoMatch delivery by bid priority and Fixed Price Mode on a monthly budget. 21 days to request a refund on Exclusive and Active leads for listed reasons; Sale leads are not listed as eligible (iSpeedToLead, checked 2026-10-16). That is the longest window on this list, though whether an approved request returns cash or credit is not clear from the public pages. Full iSpeedToLead review.

3. Property Leads: best for territory buyers who want automatic assignment

Best for: teams who want leads to arrive inside defined territories without screening a feed, and who can commit funds up front.

Leads go to the highest eligible bidder in a territory. Minimum bids are $30 national, $75 state, $75 metro county and $125 county, but your price is your winning bid. New accounts start with a one-time, non-refundable $1,500 deposit applied to lead costs, plus automatic card refills (Property Leads, checked 2026-10-16). The 7-calendar-day refund window requires evidence and returns account credit, and requests are declined if the seller wants a cash offer within 6 months. Exclusivity covers a single form submission. Full Property Leads review.

4. MotivatedSellers: best for territory buyers who want low floors and no deposit

Best for: buyers who want automatic territory delivery with no upfront deposit, and who accept that they cannot screen leads.

Minimum bids of $25 nationwide, $50 statewide and $75 county, inside a real-time auction (MotivatedSellers, checked 2026-10-16). The auction also weighs budget and buyer reputation, including dispute rate. No deposit and a monthly budget cap, but buyers cannot preview, pick or reject leads and pay for leads delivered in a subscribed territory (MotivatedSellers, checked 2026-10-16). 7 days (168 hours) to dispute a lead; approved disputes become account credit that is not paid out as cash (MotivatedSellers, checked 2026-10-16). One investor via the platform, with 6-month exclusivity; a lead may be reassigned after a granted dispute or 3+ months of inactivity (MotivatedSellers, checked 2026-10-16). The no-deposit, low-floor structure is the attraction; the inability to reject any delivered lead, and claim reasons that depend on an unpublished dispute-rate threshold, are the cost.

Also consider: Real Estate Bees, for selection plus auto-buy with optional exclusivity

Pay-per-lead marketplace: review a matching lead and buy it manually, or turn on InstaClaim to auto-buy leads that fit your criteria; contact details unlock after checkout (Real Estate Bees, checked 2026-10-16). No listed price; the price of each lead varies with competition, urgency, location, motivation, situation and how much detail the seller provided (Real Estate Bees, checked 2026-10-16). Buyers choose exclusive or non-exclusive leads; exclusive leads are stated to cost about two to five times more (Real Estate Bees, checked 2026-10-16). A full refund is advertised for leads that are listed on the market, already under contract with an agent or wholesaler, or unreachable after Real Estate Bees itself calls and texts them for 5 to 10 business days (Real Estate Bees, checked 2026-10-16). Its strengths are real: a free account, both manual and automatic buying, and a choice of cheaper non-exclusive leads. The trade-offs are that you cannot compare its price before signing up, exclusivity costs extra rather than being the default, and the claim deadline is not stated. See the Real Estate Bees review.

Before you fund any of them, including our pick

  • I know which lead type I am buying and how many other buyers may get it.
  • I know whether I choose each lead or the system assigns it.
  • I know the actual price I will pay, not only the “from” price or floor.
  • I have added any membership, deposit or minimum balance to my test budget.
  • I have read the exclusivity wording and know what it does not cover.
  • I know the claim deadline, the evidence required and whether credit is cash.
  • I will log every lead’s outcome so I judge the test on my results.
  • My outreach follows federal and state calling and texting rules, including Do-Not-Call lists. This is general information, not legal advice.
